The site, composed of two adjoining buildings, presented both heritage and logistical complexities. One building dated back to 1930 and formerly housed Debenhams, while the adjoining structure formed part of the Grade II listed County Arcade, originally designed by Frank Matcham in 1898. Although the interiors had been reconstructed during the 1990s, the original façades and ornate detailing remained protected under listed status, requiring sensitive handling and close collaboration with conservation officers and local authorities.
MCUK’s first task was to conduct a thorough site survey to fully understand the scope of works and the structural and historical constraints of the property. The central city location offered strong commercial advantages for the finished store but introduced considerable logistical challenges during construction. Delivery access was limited, waste management options were restricted, and local authority regulations required careful coordination to avoid disruption to surrounding retail activity and pedestrian areas.
In addition to managing these physical constraints, the evolving design brief, driven by Frasers Group’s dynamic retail strategy and luxury brand partnerships, demanded ongoing flexibility from the project team. The challenge was to deliver a complete strip-out and full fit-out of the existing premises across six trading floors, while preserving the architectural heritage and meeting the client’s high expectations for finish, functionality, and experience.
