Fraser Group Sports Direct, Liverpool Flagship

BRIEF

Appointed as the main contractor by Frasers Group, MCUK delivered a full-scale enabling, refurbishment, and fit-out programme at the iconic Church Street building in Liverpool- the
former Marks & Spencer flagship. The project aimed to transform the historic 147,741 ft² Grade II listed building into a dynamic multi-brand retail destination and gym facility, featuring Sports Direct, USC, as well as an Everlast + Gym. The scope included complete internal strip-out, asbestos remediation, and major structural and services upgrades, followed by the creation of a modern, energy-efficient retail and leisure environment across basement to second floors.

CHALLENGE

Delivering a full building transformation on this scale presented significant complexity. The existing structure was a hybrid of a Grade II listed Victorian building (Compton House) and a 1970’s rear extension, both with outdated, inefficient, and in many cases non-compliant legacy systems.

We inherited a building that had been remodelled multiple times over nearly a century of continuous retail use- including extensive concealed asbestos, obsolete MEP infrastructure, and hidden structural interventions. Managing the safe removal of hazardous materials, heavy plant and equipment, and extensive waste in a live urban environment required rigorous planning, sequencing, and stakeholder coordination. All services and fabric had to be fully stripped back to shell, while protecting the heritage façade and listed internal elements.

The fit-out phase demanded precise integration of high-performance HVAC, electrical, and digital infrastructure into a historically constrained envelope. With over 250,000 metres of cable, hundreds of service penetrations, new lift and escalator cores, and a gas-free MEP strategy, all within a tight programme, the challenge extended far beyond a standard retail fit-out, requiring full-service delivery, coordination, and oversight at every project stage.

SOLUTION

As the principal contractor and project lead, MCUK provided full project management services across all phases of the scheme- from enabling works through to final fitout and handover. We oversaw the safe removal of all hazardous materials, including the coordination of licensed asbestos, waste segregation, and compliance with all environmental regulations. Our team led the complete strip-out of all legacy installations, coordinating demolition, temporary works, and enabling packages. This included the removal of decommissioned lifts, escalators, HVAC systems, and redundant MEP infrastructure, requiring careful sequencing and site-wide isolation plans. Two large-scale crane lifts were organised and managed to safely extract heavy rooftop plant without affecting the surrounding pedestrian areas or impacting neighbouring buildings.

During the construction and fit-out phases, our project managers worked closely with consultants, suppliers, and Frasers Group stakeholders to ensure system performance, compliance, and end-user expectations were met without compromise. A key aspect of our solution was managing the interface between the historic Compton House and the modern 1970s rear extension. We oversaw the restoration and replacement of over 1,100m² of Welsh slate roofing on the listed structure, as well as the installation of a 3,800m² flat roof system to the modern section. These works required extensive scaffold coordination, heritage approvals, and weather mitigation strategies, all delivered in line with programme targets.

By overseeing all trades, services, and stakeholder engagement, we successfully delivered a highly complex, multi-brand flagship store on time, to specification, and aligned with Frasers Group’s sustainability and operational targets.

RESULTS

As main contractor, we successfully delivered the full transformation of the flagship store on time and to the high standards expected by Frasers Group. The project achieved Practical Completion in September 2025, with handover and store opening delivered as planned for mid November 2025.

The scheme provides over 147,000 ft² of fully refurbished space, including flagship retail for Sports Direct, USC, GAME, and a new Everlast + Gym which gives circa 90,000sq.ft of retail space. The fitout integrates advanced digital infrastructure, with 89 screens, 19 media displays, and energy-efficient systems throughout which are all aligned with Frasers Group’s net-zero goals.

Major upgrades included a gas-free, fully electric MEP installation, new sprinkler systems, extensive roofing works, and restoration of the listed Compton House façade and structure. Internally, we managed the full coordination of trades, managing every phase, from enabling works to final fit-out, we ensured a controlled, compliant, and high-performing delivery that turned a complex, historic building into a modern flagship destination.
