Flannels, Liverpool Flagship

BRIEF

Our client was looking to achieve a plan that would allow for a full strip out of an existing retail store, fully fit out the new premises within an 18 Month programme to meet their design specification for the 128,678 ft² flagship store. This included multi-fascia departments as well as well-known beauty counters, F&B, gym and even an aesthetics clinic.

CHALLENGE

As the principal contractor, MCUK conducted a thorough survey of all elements within the pre-determined scope of the works, which was to include a full strip out of an existing run-down retail store to fit out a high-end clothing store.

The central location of the store in Liverpool city centre would be a benefit in terms of footfall for the new store, however it was a huge challenge when it came to logistics for us in terms of planning. Before starting the project, MCUK conducted preliminary site visits, where we identified several logistical issues such as lack of space for waste management and site deliveries. Another obstacle MCUK faced was changing priorities and design adjustments to keep up with current trends.

SOLUTION

MCUK advised on all aspects from the program of works, structural elements, as well as co-ordinating with the other project managers, client, and sub-contractors on a regular basis throughout the project.

Once all approvals were in place and the client was confident to proceed, MCUK carried out scoping and pre-start meetings with our sub-contractors & client, collated all health & safety information. Programmes were drafted and reviewed, and orders placed accordingly. This was especially important for such a large-scale job, as we could not have deadlines not being adhered to as it would have a knock-on effect. We held weekly site meetings with the client’s project manager and other relevant parties, keeping everyone updated and ensuring that the project was delivered as expected and on time.

From regular site visits early in the project, we were able to identify issues and resolve them swiftly. For example, the challenge of logistic issues mentioned previously meant the team had to liaise with the local council to find a solution. We were given a delivery time to adhere to allocated area at the rear of the store for waste management which was away from pedestrian areas.

At MCUK we pride ourselves on being adaptable and able to change with client demands. This meant that when we were faced with design changes, we changed our programmes and adjusted as needed.

BENEFIT

The project was successfully completed on time and within budget. As a result, the client was able to open as scheduled with a store exceeding their expectations. After working previously with this client on a smaller scale, the outcome of this project meant that the client wanted to work with MCUK again for similar large retail fit outs.

The flagship Liverpool store has been praised by news outlets and recently won the acclaimed 2022 Drapers Award for Best Store Design.
